What are your rates?

Rates are volume driven, meaning that it is dependent on how many units you have on your property and the average number of filings per month. Rates can also be set based on the number of properties within a management portfolio.

What counties do you currently file in?

Currently, we file in Maryland in the following counties: Anne Arundel, Baltimore City, Carroll, Catonsville, Essex, Frederick, Howard, Montgomery, Prince George's, and Towson.


How are the filings delivered?

It depends on which county you're filing in. Court filings can be e-filed in Prince George's county. For all other counties, we use a next day courier service and also hand deliver filings to the appropriate courthouse.

Who is actually representing the property in court?

We have attorneys and agents on staff to handle court for you as well as special proceedings such as Tenant Holding Over, Breach of Lease, Wrongful Detainer, and Rent Escrow matters.

How does the system work?

Residency Bureau supplies the property with an easy-to-use spreadsheet for submitting their Failure To Pay Rent filings. Residency Bureau processes the filings through our Internet-based case management system, E-JECT. Filings are subsequently managed at the property level whereby dismissals and amendments can be executed online. Evictions are processed through E-JECT based on judgments awarded in court. A variety of reports are available throughout the process. In some counties, Residency Bureau will schedule evictions with the constable/sheriff.

How long does it take to get an eviction?

Eviction times will vary based on the county.

Does Residency Bureau provide other legal services outside of Failure To Pay Rent cases?

Yes. Residency Bureau provides assistance in special proceedings such as Tenant Holding Over, Breach of Lease, Wrongful Detainer, and Rent Escrow matters.
